Bathroom Grout Mold: Why It Comes Back in Florida
Bathroom grout mold is a message about moisture more than about the joint itself. Bathroom growth settles on surfaces that stay wet: grout, shower curtains, window frames, condensate pans. Aureobasidium behaves exactly that way, and it needs a water activity of 0.89 to 0.90 to establish.
That leaves two practical questions: what to clean with, and why cleaning alone does not hold.
What feeds growth in the joint
Grout manufacturers explain it this way: cement itself is an unfavourable medium for mold, and what growth feeds on is the organic soil and soap film sitting on top of the joint. That is their wording rather than a primary source, and we have no independent verification of the mechanism.
The same manufacturers sell grouts and sealants with built-in protection, describing it as inhibiting the growth of bacteria, mold and fungi. The wording is careful: inhibiting, not preventing.
Silicone behaves differently. It is non-porous but flexible, and it sits along the tub perimeter and in shower corners where water lingers. Sealant manufacturers describe growth on silicone as a problem of a permanently wet joint, and they recommend replacement once the growth has become embedded and no longer lifts with cleaning.
Which organisms show up in a bathroom is predictable. Aureobasidium, at a water activity of 0.89 to 0.90, colonises grout, curtains, frames and condensate pans, so its presence reads as sustained wetness rather than stray spores. Cladosporium, with a threshold of 0.86 to 0.88, grows on paint, fabrics and damp surfaces. The distinction between mold and mildew matters less here than what both of them are telling you about water. More of this is covered across the mold section.
About bleach
The EPA is direct: using a chemical or biocide that kills organisms such as mold, chlorine bleach being the example it names, is not recommended as a routine practice during mold cleanup.
The EPA and the Florida Department of Health say it together: using bleach or other chemicals to kill indoor mold growth is not needed in most cases, and the goal should be to remove the growth by cleaning or by removing mouldy materials.
The same documents carry one exception: biocides may be appropriate where people with compromised immunity live in the home.
What is offered instead is water with detergent, followed by drying. On non-porous grout that works.
Here is what nobody publishes. No primary source issues a step-by-step list of what is contraindicated specifically for cement grout. The vinegar-versus-peroxide-versus-baking-soda comparisons circulating online are not normative guidance.
When cleaning stops being the answer
The EPA rule is simple in its logic: non-porous surfaces can be cleaned, porous materials get removed when they are colonised.
Grout is non-porous in the sense that matters here, since surface growth lifts off. Silicone with embedded growth, and the substrate behind the tile, are the other case: EPA logic points to removing the material.
There is no numeric criterion for when a joint gets redone rather than cleaned. No primary source publishes a depth or an area. Anyone quoting you a specific figure is quoting themselves.
One practical marker does rest on a source. If growth returns to the same spot after cleaning and full drying, the joint is not the problem. Find where the water is coming from. Whether that becomes a job for you or for somebody licensed is covered under DIY versus professional remediation.
A fan, not a window
The EPA sets a clock: dry water-damaged areas and items within 24 to 48 hours, and in most cases mold will not grow. In a bathroom that means surfaces have to dry between showers rather than stay damp until the next one.
Drying has to come from the exhaust fan. Summer dew points hold at 73 to 74 °F across the state and around 76 °F in Key West, so outdoor air is wetter than the air in the room. Opening a window does not lower humidity in the bathroom. A fan that moves air outdoors, with the windows shut, does.
The EPA target for a house is below 60 percent relative humidity, ideally 30 to 50 percent, with a working setpoint around 45 percent. Above 60 percent mold grows. That target belongs to the whole house, and it is worked through on the page about ideal indoor humidity.

The sound limit is not cosmetic. A quiet fan gets used, a loud one gets switched off.
A separate line in the same code: make-up air may not be drawn from an attic, a crawl space or a garage.
Where your fan actually vents
A fan can run and still not help, if it discharges into the wrong place.
Florida Building Code, Residential, 8th edition 2023, Section M1507.2: exhaust air from bathrooms and toilet rooms shall not be recirculated and shall be exhausted directly to the outdoors, and it shall not discharge into an attic, crawl space or other areas inside the building. The same requirement stood in the 2020 edition.
That wording has history behind it. In 2008 the Florida Building Commission took up declaratory statement DCA08-DEC-112 on what counts as venting “outside”. By a vote of 9 to 2 the commission determined that outside means to the outside of the structure, and that discharge into an attic does not qualify. The minutes of that meeting record mildewed areas around attic terminations.
The mechanism is a Florida one. Warm humid air from a shower, dumped into an attic, meets surfaces below its dew point, which the commission minutes tie to the night sky effect cooling attics even in South Florida. Condensation follows, then wet insulation, then growth above the ceiling rather than in the joint.
Checking it is straightforward: follow the duct from the fan housing. If it ends in the attic space rather than at a roof or wall termination, you have your answer.
When this is no longer about joints
The EPA allows a homeowner to clean up growth of up to 10 square feet with an N-95 respirator, gloves and eye protection, and no containment. Shower joints sit well inside that.
Doing it yourself works when four conditions hold: the area is under that threshold, the surface is hard and non-porous, the moisture source has been found and fixed, and nobody in the household has health concerns. A professional is the answer for growth in ducts, for cleanup after flooding or a sewage backup, for porous materials soaked through, and for hidden growth that can be smelled but not seen.
Two things to avoid: scrubbing dry mold dry, which sends spores into the air, and painting over it.
Above the threshold the rules change. In Florida “greater than 10 square feet” is not a recommendation but the definition in §468.8411 of the 2025 Florida Statutes, and both assessment and the work itself require a license past that line. A residential property owner working on their own property is exempt under §468.841. Where growth exceeds 100 square feet, federal NIEHS guidance from 2013, citing the EPA, HUD and CDC, calls for full containment and professionals.
In practice what pushes a bathroom over the line is not the joint but what sits behind it. Once tile comes off and the substrate underneath is colonised, the area is counted across the wall.
What we do not know
We did not verify whether grout sealing is required or how often it should be repeated; the TCNA handbook did not make it into this research cycle. Reseal intervals quoted in product documentation come from manufacturers.
We also did not collect the chemical class of the antifungal additives in silicone sealants, or independent testing of how long that protection lasts. Manufacturer claims about protection are manufacturer claims.
And as above, no primary source publishes a numeric threshold for redoing a joint.

Common questions
Why does mold keep coming back in my shower grout?
Growth feeds on the soap film over the joint rather than on the cement itself. If it returns to the same spot after cleaning and drying, the cause is the moisture source, not the grout.
Should I use bleach on bathroom grout mold?
By the EPA’s wording, bleach is not recommended as a routine practice. The EPA and the Florida Department of Health point to cleaning with water and detergent, followed by drying.
When do I replace the caulk instead of cleaning it?
Sealant manufacturers advise replacement once growth is embedded and no longer lifts with cleaning. No primary source publishes a numeric criterion by depth or area.
Will opening the window help?
Not in Florida. Summer dew points hold at 73 to 74 °F across the state and around 76 °F in Key West, so outdoor air is wetter than the air indoors. An exhaust fan venting outdoors, with windows shut, is what works.
Where should the bathroom fan vent to?
Directly outdoors. Florida Building Code, Residential, Section M1507.2 prohibits discharging exhaust air into an attic, crawl space or other areas inside the building.
