Mold Smell, No Visible Mold: Where to Look in Florida

Mold smell, no visible mold: the combination is a reason to start looking, not a diagnosis.

The EPA’s guidance says “You may suspect hidden mold if a building smells moldy” and the source cannot be seen, or where water damage is known and occupants report health problems. An EPA staff chemist has also said that smell is not a good way to determine if there is a mold problem.

Both hold at once. The smell is enough to start looking for water. It is not enough to conclude that mold is present.

Mold Smell, No Visible Mold: What to Do First

The CDC’s position on a confirmed find is short: if mold is visible or detectable by smell, remove it and fix the moisture source, and identifying the species is not required.

From there the situation splits. If the source turns up, the matter is settled. If it does not, the thing to look for is not mold but water, and the same logic runs through the rest of our mold section.

There is no official numbered search procedure for homeowners: no such document exists from the EPA or the CDC. The industry consensus, reflected in the AIHA’s guidance on indoor mold and in ANSI/IICRC S520, puts the starting point elsewhere: identify moisture and inspect concealed cavities rather than hunt for the colony itself.

Where to Look in a Florida Home

The air conditioning condensate line. A Florida system produces 5 to 20 gallons of condensate a day, and 1,500 to 3,000 gallons over a season, through a single PVC pipe. A clogged line overflows the drain pan. The evaporator pan and the drain line are named among concealed locations directly.

Ducts in an unconditioned attic. The air handler in a Florida home sits in the garage, in a closet, or in the attic, and the attic installation carries more risk than the others.

Under vinyl flooring on a slab. Moisture reaches a slab-on-grade house from below, drawn up through the slab by capillary action. A polyethylene barrier beneath the slab is required in new construction and may be absent in older stock. The result is a sweating slab under carpet or vinyl, darkened adhesive, and odour. A wet floor around the perimeter of a room in a 1960s house is a slab without a barrier rather than a leak.

Behind built-in closets. Also named among the concealed locations.

Under the belly board of a mobile home. Florida leads the country in absolute numbers here: roughly 824,000 units, about 8 percent of the state’s housing stock. The house sits above grade, with a belly board and vapour barrier underneath, batt insulation in the cavity, and often ducts below the floor. A torn belly means wet insulation, a rotting subfloor, a soft floor, mustiness, and condensation on the underfloor ducts. Florida sand holds water, so without a ground vapour barrier the space beneath stays humid.

A crawl space. This is a minority of Florida housing: 4.8 percent of NFIP claims against 73.3 percent on slab. It belongs to older stock and to the north of the state, mostly built between about 1950 and 1990, along with old cracker houses on piers. The mechanism here runs against intuition. That era’s design assumed a ventilated crawl space, but in a humid climate the ventilation works the other way: outside air at a dew point above 75°F enters the cooler space and condenses on joists, ducts, and pipes. The crawl space gets wet because of the ventilation. The modern answer is encapsulation: sealing the vents, a vapour barrier over ground and walls, and a dehumidifier inside.

What MVOC Testing Does and Does Not Do

MVOCs are microbial volatile organic compounds, metabolic products of fungi and bacteria. The musty note comes from geosmin, 1-octen-3-ol, and 2-methylisoborneol.

The service exists: laboratories run MVOC scans by gas chromatography with mass spectrometry. Sample collection takes two to four hours, against five to ten minutes for a standard spore trap.

The limitation is fundamental. A peer-reviewed review by Korpi and colleagues found that of more than 200 compounds identified as MVOCs in laboratory work, none can be regarded as exclusively microbial in origin or as specific to particular species.

A practical limit sits on top of that: most scans do not analyse every possible MVOC, and most MVOCs are not tied to a single species of mold.

No formal AIHA or ACGIH standard recognising MVOC testing as a validated method appears in the available sources. Nor is there any specific EPA endorsement of MVOC testing; the agency’s general position places moisture control ahead of testing.

When Sampling Makes Sense

A Smell That Is Not Mold

One alternative is described well enough by industry sources to name. Dirty sock syndrome is an odour from the evaporator coil, showing up when the system first starts or when it switches from heat to cool. The source is biological material that dried on the coil while the system was off or running in heat mode.
