Dehumidifier for a Condo: Placement Decides Everything

Choosing a dehumidifier for condo living works differently from choosing one for a house, and square footage is not the reason. We pulled the 1,326 reviews out of our 62,317-review core set where the owner said they live in a condo or an apartment, and compared that slice against the rest. One difference dominates everything else: in a condo the machine ends up in the bedroom.

Our own analysis of the Amazon Reviews 2023 dataset (McAuley Lab, UC San Diego). The cohort is identified from the review text, not from buyer geolocation, so a condo owner who did not mention it is not in the slice. Shares are counted across all reviews in each slice, positive ones included: this is how often a topic comes up, not a share of complaints.

Ratings in the condo slice run above the sample as a whole and the share of low ratings is almost three times smaller. The machine solves a problem the resident can see.

Noise, because the machine sits in the bedroom

A bedroom is mentioned in 13.6% of condo reviews against 2.2% elsewhere. Six times the rate. Running the unit at night comes up in 5.1% against 1.3%.

The rest follows. Noise complaints appear in 15.0% of condo reviews against 6.4% of the others. Inside the Florida slice the gap holds at 20.2% against 8.8%, which means one Florida condo review in five raises the subject. That Florida slice is 124 reviews, small enough that it confirms a direction rather than setting a figure.

The cause is not that units sold for apartments are louder. The compressor is in the room where people sleep, and in Florida it does not stop for the season.

Which gives the first rule for an apartment: decide where the machine will stand, then decide what capacity to buy. National roundups run that order backwards.

What we checked and could not confirm

The expectation was that drainage bites harder in a condo: nowhere to run a hose, a small tank, a pump doing more work. The data does not show it.

A full tank comes up in 6.5% of Florida condo reviews against 6.0% from other Florida housing. No gap. A built-in pump is mentioned less often by condo owners than by everyone else, 0.5% against 1.0%.

So drainage in a condo is the same job it is anywhere, no sharper. Hose and pump options are set out on the drainage setup page.

Why the bedroom feels damper than the living room

This is a separate story, and it explains how the machine ends up where it does.

Moisture leaves the air at the air conditioner’s coil. A room dries to the extent that its air passes over that coil. Where supply airflow into a room is small relative to the load in that room, the room dries less well than the rest of the home on the same air conditioner.

A closed door makes it worse. HVAC trade sources describe the mechanism plainly: a room with the door shut pressurises, supply airflow drops as though a damper had been closed, and the main body of the house, where the return grille sits, goes negative and pulls in outdoor air. In summer that raises indoor humidity directly. The gap under the door often looks adequate while being too restrictive to work.

You can test it without instruments: leave the bedroom door open overnight and see whether the room feels different. Better, put two hygrometers out at once, one in the living room and one in the bedroom, and read them with the air conditioner running.

How to choose the unit itself

Placement first, capacity second. A dehumidifier for condo use that lives in the bedroom is chosen on noise before capacity: the extra pints on the spec sheet matter less than whether you can sleep next to it.

Class. One or two rooms are served by the smaller classes, 20-pint and 35-pint. A larger unit in an apartment adds noise and electricity without doing the job any better.

Efficiency. The ENERGY STAR minimum is 1.70 L/kWh for portable units at or below 25 pints per day and 2.01 for the 25.01 to 50 pint class. Most models are built to sit exactly on the threshold, so the IEF column is where any real difference shows.

That type of unit ties into ductwork, and building systems in a condo usually fall under the association rather than the resident. The practical option is a portable unit with drainage worked out in advance.
